What is the application process and how long does approval take?

Applications are completed online through our website. You’ll need to submit a government-issued ID, prior landlord information, and proof of income. Once submitted, applications are typically processed within 48 hours.

What documents or information do I need to apply?

Applicants will need a government-issued photo ID, previous landlord information or a mortgage statement, and income verification (either your three most recent pay stubs or three months of bank statements).

Do you run credit and background checks? What are the qualifying criteria?

Yes, all applications are subject to credit and background screening as part of our standard approval process.

What are the lease terms?

We offer 9-13 month lease terms to new move-ins based on availability.

How much is rent?

It depends on the unit type. You can find pricing on our floor plans page.

Are the utilities included in rent?

Residents are responsible for utilities in addition to rent.

What are move-in costs and fees?

Our application fee is $50 per applicant, along with a $300 administrative fee. Security deposits begin at $800 and are based on approved credit. See our full fee guide for more information.

What amenities are included?

Residents enjoy access to our clubhouse, fully equipped fitness center, and dedicated yoga room.

Is renters insurance required?

We include a $20 Renters Legal Liability Fee. If you choose to provide your own renters insurance policy, this fee will be waived.

What is the community and neighborhood like?

Our community is nestled in a beautiful mountain setting with convenient access to nearby hiking trails and a city park. For everyday essentials, Smith’s grocery store is located just half a mile away.

What is the guest parking and visitor policy?

All exterior parking spaces within the community are designated for guests and visitors. Vehicles are monitored to ensure they are properly registered and in operable condition.

What parking options are available for residents?

Each townhome includes a private two-car garage. Additional exterior parking is available on a first-come, first-served basis.

How are packages delivered and where can I pick them up?

We offer secure Amazon package lockers that accept deliveries from all carriers. Packages may also be delivered directly to your front door if delivery instructions are provided.

How do I submit a service request?

Please login to your residential portal to submit your maintenance request.

What happens when I decide to move out?

Residents are required to provide a 60-day written notice if planning to move out at the end of the lease term. Additional details regarding move-out charges or early termination are outlined in the lease agreement.
