*Gross household income from all sources, including, but not limited to, employment, church/charitable donations, pensions, workers compensation, unemployment benefits, social security, alimony and child support, and AFDC/TANF, projected for the next twelve (12) months, may not exceed eighty (80) per cent of the Area Median Income (AMI) of Wasatch County for the actual applicant household size:

What are the income requirements for income-restricted townhomes?
Your gross household income must not exceed $101,840 annually for a household of 4 (Spring 2024 – Spring 2025), which is 80% of the Wasatch County Area Median Income, and you must earn at least $79,956 annually ($6,663/month), or 3 times the base rent of $2,221. Income is calculated based on a household of 4, regardless of actual household size.
What floor plans and rent details are available for income-restricted units?
We offer “The Swiss” and “The Sundance,” both 3 Bed x 2.5 Bath townhomes with 2,334 sq. ft. The base rent is $2,221 per month, excluding additional non-optional fees and utilities.
Where must applicants work to qualify, and why is Wasatch County prioritized?
All applicants must work in Wasatch or Summit County, with priority given to Wasatch County residents because we’re based there, though Summit County applicants are also eligible.
What documents do standard applicants need to submit?
Standard applicants must provide their 3 most recent pay stubs, or in February/March, their tax return plus 2 recent pay stubs.
What are the extra requirements and documents for self-employed applicants?
Self-employed applicants must provide 70% or more of their goods/services in Wasatch Back, hold a Wasatch County business license, and submit state business registration, the local business license, proof of local services, last year’s tax returns, a YTD profit/loss statement, and 2 months of bank statements.
